For projects with longer timelines, virtual marketing suites prove quite valuable to showcase listings. Towards this end, Lee & Associates, Pacific Industrial, and Crow Holdings Capital contracted Friedman Studios to produce a Rialto marketing package for their Pacific Renaissance Two listing. Of note, the marketing suite included a virtual tour video, 360 walk through (3D) tour, and drone and ground photography.
Rialto Project Challenges
This Rialto marketing project project posed a potential challenge due to its long duration. In particular, we worked to ensure we maintained consistency in all media throughout the long duration of the project. For example, we started media during the construction of the site and maintained the look and branding of all media throughout the 6+ month marketing timeline. In addition, challenges can arise when coordinating with construction teams. However, we were uniquely suited to the task since we have extensive construction site experience. For example, we have our own PPE, including safety vests, hard hats, safety glasses, pants, and close-toed boots. Most importantly, we know our way around a construction site, so we obtained all the footage we needed without compromising the construction progress.
For the Rialto marketing package, we coordinated with the site superintendent and consulted with them about our virtual tour video flight plan to ensure we were working with the construction team and not holding them up. Due to our extensive construction site experience, we seamlessly gathered all footage to create the Rialto marketing package.
Marketing Package Strategy
For the virtual tour video of the Rialto marketing package, we included animated maps to showcase the site’s proximity to freeways, airports, and ports. Next, we used animated maps to depict the listing among its corporate neighbors. Then, we included footage of the property using feature call outs. Aerial footage in the virtual tour video included the truck court and 28 Dock High Doors. In addition, we incorporated views of the warehouse interior.
Moreover, we created a 360 walk through (3D) tour of the listing as part of the Rialto marketing package. We included our signature features that allow the potential occupier to walk the listing room by room, such as the dollhouse view and floor selector. Further, we added a measurement mode, so viewers can take measurements as if on-site.
The ground and drone photography capture the subject property’s best angles and key features. For example, the interior shows the spacious warehouse and light-filled entry to the office space. As in all our marketing suites, we delivered the media for the Rialto marketing package in both print-ready and web-ready format.

Digital marketing packages offer key advantages. Of note, potential occupiers can tour a listing remotely, at their convenience. As well, out-of-state parties can walk the listing via the 360 walk through (3D) tour, broadening the potential pool of interested parties.
